Homeowner's Insurance Cyclone Deductable

Between shop talk, personal finance & off-topic, i wasn't sure where to post this. 

I live in southeast Virginia, near the water, so huricanes are always a concern this time of year.  A number of years ago after an active tropical season, Allstate started adding a "cyclone deductible" to the policies at renewal time.  They've been inching up a little bit every year.  Just got my new bill & the deductible is up to $4850.  The policy is very affordable, but if we get hit with a glancing blow & i lose the roof, the repairs will be on me with that deductable (on top of any other deductables!).

I know some companies aren't even writing any more policies for Florida.  Just curious - if you live near the coast what additional deductables have been added to your policy?  Thanks, Bullwinkle

You don't have to live near the coast to get screwed by the insurance company.  I read an article earlier this year where an policyholder in Indiana discovered a seperate "wind damage" 10% deductible had been added to her policy.  She didn't discover it until after she'd had a loss because she didn't pay attention to changes in the policy at renewal.

I've been getting notices of changes in coverage almost every year recently.  They usually are in small print and legalize, but you have to read and understand them.  Call the agent for a plain English explanation if necessary.  My biggest changes have been in my earthquake coverage and in coverage of mold damage.

In general, I think we're all going to have to live with higher deductibles forced on us by insurance companies.  But some companies are worse than others so it pays to shop around if your carrier pushes your deductible to the point you couldn't cover the loss.

Hey Bull,

Your deductible is a percentage of your homes estimated value. The value they use is an estimate of what it would cost to rebuild from the foundation up. So any improvements you have made or just general inflation of commodities like lumber, cement, etc drive up the replacement cost. With that rises the amount of your deductible... which I have seen range from 1 - 4% depending on your lenders requirements. If the policy is affordable it is likely that your wind portion of the premium is not too high, so a change in the deductible might be very low compared to the coverage offered.

Also, in florida we have a plan called "my safe florida home" which allows residents to request a free wind mitigation inspection of their home. In my case the gentleman came out and reviewed the home. I thought the rating he gave me was low versus work we had done on the house. none the less, sent the inspection to the underwriters at my insurance company. low and behold, about a month later I got a check back for about 30% of my total policy premium. It would turn out that beyond shutters they look for the type of roof strap, type of roof, etc. So for any florida residents I say check it out... It is free or rather paid for through your taxes.
