As to payout ratios, NNN, a REIT that I purchased after Russ mentioned it as possibly another O, only had a payout ratio of 64% and a 5 year average of 86%.  I thought REIT's had to pay out a larger percentage..  NNN has an 18 year history of raising dividends.

O paid out 164% with a 5 year average of 121%. And three years of consecutive increases.
