Although it's not a direct reply to the question, I want to remind readers that the CREF Annual Meeting is likely to be somewhere around July 15, probably in New York City.  The next most likely cities would be Charlotte or Denver, but with a new CEO, I think they'll stay with New York.  The more people come to the meeting (which might be a tax-deductible trip for you), and speak their minds, the better.  They'll announce the actual date, place, and time about 6 weeks before the meeting.
